These fee estimates do not include disbursements that are paid on your behalf to third parties such as the Land Registry. Although we operate on a fixed fee basis if additional unforeseen work is required our fees can be changed but we will write to you to confirm this. We do not anticipate that any additional costs that would be reasonably included are not included in the quote above, if required, then we will write to you separately in relation to any additional work.
We do not foresee that any services that a client might reasonably expect to be included in the total costs are not included in the quotes above.

If there are any aspects of the transaction that are chargeable but not included in the above list you will be advised as soon as possible.
Disbursements
On a typical freehold sale, the disbursements normally include office copy entries priced at £3.00 (inc. VAT) and a title plan also priced at £3.00 (inc. VAT). On a leasehold sale, there is likely to be an additional cost for obtaining the Management Pack, although this varies it is normally between £100 (inc. VAT) to £400 (inc. VAT). On a purchase, the disbursements may vary but you will be provided with a full breakdown in your initial quotation.
There are various factors that can add to the complications of any particular case, this can affect the cost of your transaction as well as the estimated timetable for completion. These can include:
- Defective Title
- Adverse search results
- AML regulation compliance
- Unregistered title to a property
- New build properties
- Shared ownership properties
- Lease extensions
- Deceased estate
- Mortgage in possession

Please note prices will vary dependent upon the Grade of Fee earner instructed to carry out your transaction hence the variations above. Expedited matters or particularly complicated matters may attract additional fees which are not included in these estimations and we will advise you of these at the earliest possible opportunity. All prices, including the disbursements, are subject to VAT (20%) at the rate in force at that time.
